This article completes: Your site only publishes foreclosure cases within your operational scope and understands when closed cases are removed from search results.
This chapter is only applicable when the foreclosure module is enabled on the site.
Why set the operational scope?
Foreclosure cases come from announcements by the Judicial Yuan, and all websites using the foreclosure module receive the same batch of cases. If every site publishes cases from all over the country, Google will see many pages with nearly identical content and usually only displays one site, making it difficult for other sites' pages to be included.
Limit the scope to the cities where your site actually operates (adding auction rounds or price ranges if necessary), so the cases you publish are focused, allowing search performance to concentrate on these pages.
Not setting any restrictions = all cases from the country will be published.
The scope will affect which areas
Items outside the scope on your site:
| Location | Result |
|---|---|
Frontend list /foreclosure | Does not appear |
| Frontend item detail page | Opens with 'Page not found' (404) |
| Detail page's 'Other items in the same case' | Does not list items outside the scope |
Sitemap /sitemap.xml (provided to search engines) | Not included |
| Smart customer service (when enabled) | No longer references these items; effective after knowledge base update |
How to set the scope
- Sidebar Foreclosure display (
/admin/settings/foreclosure). - In List filter, click Add condition under Static filter conditions.
- Select Field as City, Condition as Restrict scope, and check the cities your site operates in.
- Add restrictions for Auction round or Price range if needed. Multiple conditions will apply simultaneously.
- Save using the bottom toolbar.
Only city, auction round, and price range in the 'Restrict scope' will determine if the property belongs to your site:
- Default value is just the pre-selected conditions when the list is opened; visitors can change it themselves, which does not affect whether the property page exists.
- The restricted scope of property status also does not affect the property page. The status will change with the auction opening; closed properties will follow the instructions below on 'How to handle closed properties'.
Be cautious before narrowing the scope.
Pages of properties that were originally within the scope and indexed by Google will become 'page not found' after narrowing the scope. This is normal: Search Console may show a batch of 'not found', which will naturally be removed from search results after a while.
If your site has previously shared the URLs of these properties in social posts or ads, please confirm whether you still want to keep them before adjusting the scope.
How to handle closed properties.
The auction results of sold, withdrawn, and suspended items are considered closed. No bids and post-auction purchase offer will proceed to the next auction and are not considered closed.
- The page will remain. Visitors will see a message like "This item is currently in the status of 'sold' and is no longer available for auction," along with a link to browse other foreclosure cases in the same city.
- Search engines are allowed to index for 30 days after closure. This is calculated from the auction date; if there is no auction date, it is calculated from the last update date.
- After 30 days, the page will instruct search engines not to index it and will be removed from the sitemap. The page itself will still be accessible.
- If a suspended item resumes auction, it will automatically return to an indexable status.
These processes are handled automatically and do not require manual operation.
When will the smart customer service catch up?
When the platform has smart customer service enabled, items outside the scope will be removed during the next knowledge base rebuild; the platform updates foreclosure data during the rebuild as well. To take effect immediately, go to the smart customer service settings and click Rebuild Knowledge Base. See How to Set Up Smart Customer Service.
How to verify
- After saving the scope, open the frontend at
/foreclosure, and the list should only show items within the scope. - In the backend, go to Foreclosure cases and select an item outside the scope, then open its frontend URL, which should display a page not found.
- Add
/sitemap.xmlto your site URL to open it, search for/foreclosure/, and the listed items should all be within the scope. - If connected to Search Performance, observe the exposure and clicks on the item pages after a few weeks.
Make item pages easier to search
The scope is just the basics. Other businesses may also be introducing the same item, so having content on your site that others do not increases your chances of success. In How to Supplement Case Information, you can:
- Upload onsite photos and place the best one first (it will serve as the cover and share image).
- Fill in missing fields such as orientation and building age.
- Write on Remarks about on-site observations or surrounding descriptions (will be displayed in front-end details).
Common issues
| Situation | What to do |
|---|---|
| The backend can see this case, but the frontend cannot find the page | The backend Foreclosure cases lists all cases on the platform without scope restrictions. Check if the case's city, auction round, and reserve price are within the scope, or adjust the scope |
| Closed cases are still in Google search results | They will be removed after the search engine revisits the page, usually taking several days to weeks |
| Changed the scope, but the list hasn't changed | Confirm it has been saved; try reopening in an incognito window. See Published but still old |
